J.D. Powers selects RE/MAX for Customer Service Award

The results of the J.D. Power & Associates Survey for 2011 have been announced and RE/MAX is a WINNER! The study was fielded between March and May 2011. The study, now in its fourth year, measures customer satisfaction of home buyers and sellers with the largest national real estate companies. Overall satisfaction is determined by examining three factors of the home-buying experience: agent/salesperson; office; and variety of additional services. Four factors are examined for the home-selling experience: agent/salesperson; marketing; office; and variety of additional services. In the home-buyer segment, RE/MAX ranks highest with a score of 805 for 2011.Among home sellers, RE/MAX ranks highest with a score of 791 and performs particularly well in the agent/salesperson and office factors in this survey.

Free Shakespear-Experience River

You have two opportunities to enjoy Shakespeare in Des Moines. The first is at the Salisbury House July 21-24. What a beautiful setting for outdoor theatre (as long as the bugs stay away!). The Repertory Theatre of Iowa will be performing As You Like It.

The Shakespeare Experience will be a series of free performances - two productions with a variety of opening acts, depending on which night you choose to attend. Or attend them all and enjoy the talent that Des Moines has to offer.

The main location will be the Simon Estes Ampitheatre, although there will also be perfomances at Carlisle and at Ankeny.

The first of the two productions is The Regina Monologues. The pre-show will be The Regina Melodies with Queen Tina Haase Findley. (We heard her at last year's Festival - and she's excellent.) The other production is Mark TWAINment Tonite - America's own Bard.

Brian Buffini has released his newly updated Real Estate Report. I'll give you some of the facts that I find relevant and interesting.

For Sale by Owner's are down in 2010, less than 1 out of 10 sales.

95% of first time home buyers chose a fixed-rate mortgage.

Distressed properties make up 36% of the market.

Top factors influencing a buyers decision: quality of the neighborhood, convenience to work, and affordability of the home.

Percent of buyers who were first-time buyers increased to 50% in 2010.

Typical home sold for 96% of the final list price.

Most popular motivation for selling - current house too small.

Most cost effective improvement to prep the house for sale: Cleaning and de-cluttering, lightening and brightening, then staging.

Housing Rising

National Geographic found a way to help housing rise. It's not the price of the house rising, but the house itself. In a new show "How Hard Can it Be?" they tested the theory that balloons could be attached to a house enabling it to "fly". The structure was 16' x 16' x 18'. 300 helium ballons were attached, each one being 8' tall. The entire structure was 10 stories tall, launched with 2 balloon pilots and stayed afloat for an hour.

Rant - Customer Service Pergatory

Don't call an automated system of prompts Customer Service

Don't ask me if I want to speak English. We live in the United States of America. We speak English. I'm not going to apologize for speaking my native language in my native country.

Don't prompt me "for quicker service, enter your home phone numbr", then ask me for my home phone number when I finally get to a live person...Duh.

Don't ask me to put in the ext. no. of the person I want to speak to, when I don't know who works there.

Don't talk to me in third party plural. "We" don't have a problem, I do. I'd like you to assist me in a solution.

My email hasn't worked for weeks. Some emails go through, others don't. When talking to media com "customer service" on Friday, I was informed the file was closed because the problem had been resolved. They neglected to ask the customer (me) to confirm this. Then they asked me how I know my emails weren't being received? ......gee, I asked people if they received my email, they said no.

So all that being said - The Eisenlauer Team works hard to live Customer Service. Try us out!

Good News in Des Moines Real Estate Market

"Homes sold in the Des Moines metro area climbed 26 percent in December compared to a year earlier" quote from the Des Moines Area Association of Realtors. The article in the Register reports that December pending sales were 1 % lower than in December 2009. The average sales price has increased $3000+ to $163,002. The number of houses sold in December were an increase from a year ago. The average price increased. Days on the market decreased. These are all good signs for our local market.

The gloom and doom news pushers are constant and loud. We have to listen to hear the good news that's right here locally and learn to tune out the naysayers.

What color is honeysuckle?

Every year Pantone announces the color of the year. 2009 was turquoise, which I love. Honeysuckle is The color of 2011. I would picture honeysuckle as a shade of yellow, but it's pink. Pantone describes it. "Courageous. Confident. Vital. A brave new color, for a brave new world. Let the bold spirit of Honeysuckle infuse you, lift you and carry you through the year. It's a color for every day- with nothing "everyday" about it."

"In times of stress, we need something to lift our spirits. Honeysuckle is a captivating, stimulating color that gets the adrenaline going- perfect to ward off the blues" explains Leatrice Eisman, executive director of the Pantone Color Institute. Pleasant Hill - Hill of Lights Celebration

This weekend is the 24th annual Hill of Lights celebration in Pleasant Hill. It starts Sat. morning, Dec. 4, with Breakfast with Santa at the Youth Center at Doanes Park. Now this is THE most authentic looking Mr. & Mrs. Santa that you will have the opportunity to have a picture taken with. Don't miss it. Bring your camera. 8:00-11:00 A.M.

Family Fun Night from 5:00 - 7:30. Free Bingo with lots of prizes, reasonably priced food and refeshments.

Sunday from 1:00-4:00, come back to the Youth Center at Doanes Park for Make and Take Christmas ornaments. Fun for the whole family.

Bus Tours - the city bus has a capacity for 24 people and can be reserved for groups of 10 persons or more. Call Rick at 208-8214. This is available any weekend in December.

There is also a Giving Tree set up in the lobby of the library. Anyone can bring slightly used winter clothing, canned goods, new or knitted hats, mittens and more under the tree. Donations will be accepted through Christmas and till the first of the year.

East Village Promenade is from 5-9:00. You can shop, ice skate, carol, eat. Santa will light the tree at the Brenton Plaza, fireworks over the river at 6:15.

The largest craft show in the state will be at the Iowa State Fairgrounds this weekend. Friday, Saturday, Sunday - at the Varied Industries Building.

Four Mile Elementary has their annual Craft Show this Sat. Nov. 20 from 9:00-3:00 am.

One of the two winter Downtown Farmers Market is today from 11:00-2:00 and Sat. from 9:00 - 1:00 at Nollen Plaza.

Update on Foreclosure Notices in Iowa

Cara Heiden, co-president of Wells Fargo Home Mortgage of West Des Moines talked about foreclosures last week in the Des Moines Register. She says foreclosures need to move forward. "In general, no one is being foreclosed on who shouldn't be." She says that Wells Fargo borrowers who lose their homes have not paid mortgages an average of 16 months. Does that make you think the process needs to be streamlined? Can you imagine living in your home for over a year and not making a payment? You could, conceivable, save up a good chunk of cash and buy the next house on contract. Or you could be irresponsible, neglect maintenance, tear up the property, put tenants in and collect rent, be your neighbor's worst nightmare..for well over a year.

The Business Record reports that one in every 896 housing units in Iowa received a foreclosure filing in October, compared with one in 79 housing units in Nevada, the national leader. See how fortunate we are! Polk County had 428 foreclosures in October. Realty Trac vice-president, Rick Sharga, says "The numbers probably would have been higher except for the fallout from the recent 'robo-signing' controversy."

Real Estate and Trust

A headline in Sunday's Register read "mortgage fallout erodes lifetime of trust and confidence." It lists several areas of blame. I think I could make my own list, just citing common sense. No document loans? Drive-by appraisals? Nothing down? Why did any of these things ever seem like a good idea? And now the latest debacle - robo-signing foreclosures. The register article calls it "the most blatant abuse of trust yet. But it is also the easiest to fix. All the banks have to do is go back and actually do the work."

Another Register article from Nov. 3 quotes co-president of Wells Fargo Mortgage in Des Moines, Cara Heiden, "Home ownership is still valued by American families. When families own their own home, they feel rooted, they're safer, children do better in school, with higher rates of high school and college graduations. Housing is critical to the U.S. economy, contributing 15-20 percent of our country's (gross domestic product).

That's a lot of good reasons why home ownership will continue to be the American dream. Despite the "bumps in the road", it's a good time to buy real estate. The interest rates are still at all-time lows. There are plenty of homes to choose from. The prices are right. Mortgage interest is still deductible. This pin oak tree is in my front yard, and as I left home today I thought of this poem. When I look at this oak tree, I see our family's history at this address. The tree was about 5' tall when we moved in. John was 5 years old. As you can tell - we've been here for awhile - about 12 years. I'm amazed at how strong that tree has grown in 12 years. Inside the leafy branches is a hoola hoop that has grown taller than we can reach. John and Dillon got it stuck there about 7 years ago. A year or two later 2 golf balls on a cord got tossed up there and are now part of the time capsule. Two summers ago, I asked John to trim the small tree in our front yard. This wasn't the tree I had in mind. He trimmed it anyhow, all the lower branches he could reach with the step ladder. So it's a litle misshapen. The next chapter in our family story is a grandaughter. So now the lower branch holds a swing that she enjoys. The tree is just changing from green to red. The pin oak does not loose its leaves till spring, a unique characteristic. It's started producing acorns now, so squirrels are plentiful. The tree itself is lovely, but my memories that grow with it are even more precious.

What does Freeze on Foreclosures Mean?

There is a new freeze on the foreclosure process for many residential lenders. In light of the possible (probable) fraud in the backlog of foreclosures, many banking institutions are putting a freeze on their proceedings. How could this affect the market? Some home owners could sigh a small breath of relief. It could buy them a bit more time to save themselves financially or it could leave them in an uncomfortable limbo. It will defiantly put a lot of vacant houses in a precarious position where the former owners are no longer taking care of it and the banks are not able to take control of the upkeep.

The Bloomburg article states that foreclosure properties accounted for 24% of all the home transactions in the second quarter of 2010. The Des Moines Business Record quotes Bill Knapp as saying "he has seen little evidence that the foreclosure freeze is affecting sales" in Des Moines.

On the bright side, the interest rates are still at an all-time low, and there is large inventory of homes for sale. Pick up the phone with any questions about the local real estate market.

Beautiful Day in the Neighborhood!

It was a beautiful day in the East Village neighborhood yesterday. It was the third week of the Sunday Bazaar. The weather was perfect, clear and crisp with a nice breeze. The vendors were plentiful and varied. There were vendors with jewelry, clothing, art, vintage furnishings. A live band was keeping the atmosphere lively. Food vendors also had varied offerings. It was good to see so many people out enjoying the day and the East Village. Check it out next week!

East High Victory

Friday night was a perfect night for football, even for someone who does not like football! The weather was clear, cool, perfect for all the things that go with high school football; cheerleaders, dance team (i.e. Steppers), marching band, and of course the football team. East took an early lead, then Sioux City North came back. But the last few minutes of the game made it a nailbiter to the last play. Congratulations East High Scarlets! Do it again this Friday for Homecoming.

Consider Battery Sump Pump as Back-up Insurance

Now that we've survived the floods of 2010, give this a thought. Often basements flood because the electricity is off and the sump pump fails to run. It's a common occurrence that electricity goes off during summer storms. There is a simple, reasonable, economic solution. A battery back-up sump pump system. In a normal sump pump pit, the float is set to start the pump and empty the water in the pit. In a back-up system, there is a second pump with the float set a little higher. If the first one fails, the second one kicks on and protects your basement. The back-up pump is powered by a marine battery. It is water-proof, it's continuously being charged while the electricity is on, but works when the electricity is off. It's cheap insurance and assurance. The Pleasant Hill Summerfest 2010 has come and gone - and was a fun time for all involved. Bill Eisenlauer, a.k.a. the Parade Man, did a wonderful job. Our parade had over 150 entries. (As a point of reference, we participated in Prairie Meadows 3rd Annual Classic Parade the following weekend. They had 30 entries.) So Kudos to the Parade Man - Way to Go Bill!

Pleasant Hill Summerfest July 31, 2010

This Saturday is Pleasant Hill's annual celebration - Summerfest. Bill is Parade Man again- and he has, with the hard -working help of others, lined up a extravaganza of a parade. It will start at Doan's park at 10:00 AM, go north on Pleasant Hill Blvd, turn east at Pleasant Hill Elementary. The parade will follow Oakwood to Shadyview where it turns north, then west on Maple, where it ends at City Hall. Be sure to "holler" at us, so we can wave and throw candy to you.

The parade is only one of the many things to enjoy that day. The full schedule is on Pleasant Hill Chamber of Commerce website. There's a pet show at noon, talent show at 1:00. West Des Moines Campus of DMACC

I took a class last week at the West Des Moines campus of DMACC. I had never been there, was not familiar with the area or the building, but was definately impressed. When you drive up to the building, it's street appeal is striking. It looks futuristic. The inside is equally impressive. It seems to have all the lastest technology in all the classrooms. It even has a Cyber-Cafe! I always enjoy learing something new and this was a great environment for that.

Other cities wish for a festival this grand. Don't whine about "nothing to do" in Des Moines. One of the country's finest art festivals is going on NOW. Today, Friday, enjoy from 4:00-10:00 PM. Saturday, 6/26, 10:00AM to 10:00 PM, Sunday 6/27 - 10:00 AM - 5:00 PM. If you don't have a budget to buy art - don't stay home. There are interactive art activities, live entertainment, performing arts, street theatre, food vendors (not free). In conjunction with the art fair there is a film festival competition. It is called Interobang Film Festival - that's where you go when you are ready to rest in air conditioning. The festival is centered around the Sculpture Park at Gateway West, downtown Des Moines.
If this mostly outdoor venue does not appeal to you, there is another art fair at the Iowa State Fairgrounds - ArtFest Midwest. There has been a controversy about the artists accepted at the downtown art fair - too many were from out of town, out of state, and more local artists should be featured. Hence a second art fair. This one too, is juried. You will see many more Iowa artists at this one. Again, many free and interactive activities. The big plus - Climate Controlled Building! With the forecast for temps in the 90's - this is a giant plus. Also lots of parking close to the expo building.

New Ice Cream Store in Pleasant Hill - Over the Top

How fun is it that Pleasant Hill is the home of a new ice cream/chocolate shop? Over The Top. The building is new - colors are pale yellow and purple. The owners keep the patio and inside area spic and span, the servers are courteous and helpful. All reasons why the parking lot seems to be packed every night when we drive by (and that's often since their location is 2 blocks from home).

For John's high school graduation party, we ordered the chocolate coins with his photo reproduced on top. Each one is wrapped in cellophane. They were a big hit.

Our neighbors hosted a child's birthday party there and said the kids loved it. Each one got to make a custom ice cream sundae.

The ice cream is all made on location, unique flavors - all Fabulicious! You must stop by and see for yourself - all the things offered and how irresistible it is. Right now there is a coupon for Father's Day gifts.

Friday, May 21 was graduation ceremonies for 30 students from Grandview Park Baptist School. There are pros and cons of being in a small school - but Friday we heard the good things from the students that spoke. They reminisced about their classmates, their teaches and looked forward to their futures. The Des Moines Register caught some great candid photos and talked to the top 2 academic students in the class. Sam Walter was quoted, "These are memories I'd never replace...We're really tight, almost like family." Another high point for me, seeing the 8 kids that I did daycare for when they were toddlers - have become young men and women. My hope is that these will be lasting friendships that will continue to grow as they spread out into different avenues in their lives. Good Job Grads!

Generation Y, Millennials, Echo-Boomers - Who are they?

Those born - roughly- between 1976 and 2000 are considered the Millennial, Generation Y or Echo Boomers. I have 2 children born 1979 and 1980 who seem to fit more into the Generation X group. Two more children, born 1991 and 1993 definitely fit into this Millennial group. They don't remember not having the internet, cell-phones or cable-tv. The "Generational Media Study" show there are 79 million in this group, compared to 48 million Gen-Xers. This is the largest generation of young people since the post-WW II Baby Boomers. They are already spending $170 billion a year (of theirs and their parents).

This group is high in un-employment, but since 1 out of 8 live with their parents - this doesn't seem to be a problem to them. Almost 40% of them have a tattoo, although 70% of those have them hidden under clothing.

Six traits of this demographic:

Technology savvy - covered above.
Optimistic, yet practical. They are prone to having specific goals, financially savvy, and don't like owing money. (However, they don't seem to mind living off parents) They shop for bargains or good deals at fair prices.
Embrace Diversity. One third of this group identify as non-Caucasian.
Belief in balance and fun. They like to be entertained, believe life should be enjoyable. They want responsibility but thrive on flexible work hours and creativity.
Environmentally and socially conscious. They have grown up with the pervasive media environment touting 'green' and 'global' issues.
Entrepreneurial. More than half of graduating Millennials believe they will own their own business in the future. Three out of four are from families with working moms, one in four has been raised in single-parent households.

All of these observations will make it interesting to see how our marketing will change to reach this youngest economic group. If these young graduates believe they will own their own business eventually, will that belief allow them to fit into their employers structure? Or will it make them rebel against the conformity expected of them. The fact that they are creative and fun-loving is bound to mean some exciting things to come in technology and entertainment. How Do I Claim my Homebuyers Tax Credit?

You've decided to purchase a home and take advantage of the Extended Home Buyer Tax Credit. Here's what you need to do to get your benefit:

First, you have the option for filing an amended 2009 return or filing for tax credit on your 2010 tax return.

You must have bought - or entered into a binding contract to buy- a principal residence on or before April 30, 2010.
If you entered into a binding contract by April 30, 2010, you must close (go to settlement) on the home on or before June 30, 2010.

2009 Tax Return

Purchasers of conventional homes should include a copy of Form HUD-1, Settlement Statement, or other settlement statement showing all parties' names, property address, purchase price and date of purchase.

Move-up Home Buyer Tax Credit - To be eligible for this, taxpayers must show that they lived in their old homes for a five-consecutive-year period during the eight-year period ending on the purchase date of the new home. For long-time residents claiming the credit, the IRS recommends attaching, in addition to the documents described above, any of the following documentation of the five-consecutive-year period.

Form 1098, Mortgage Interest Statement, or substitute mortgage interest statements,

Property tax records or

Homeowner's insurance records.

Making Strides Against Breast Cancer

As I've written before, my sister and I were both diagnosed with breast cancer and went through treatment in the past 6 months. I finished my radiation treatment in February. My sister, because she also had chemotherapy, just completed radiation last week. Her daughter, Renee and my son, Bob have organized to enter a team in the upcoming Cancer Walk in Des Moines. The team, Birdie's Bosom Buddies, is in our honor. (Thank you Renee and Bob). The walk is May 1 at Ponderosa Village at 9:00 A.M. If you'd like to walk with us, that would be great fun - the more the merrier! If you'd like to donate to the cause through our team, that would be great too.

More important to me, schedule and get your annual mammogram. My sister's and my cancer were both found through annual mammograms. If you're not a female, you know one. Encourage those around you to get their exam. A friend, whose sister died as a result of breast cancer, told me, if he had any idea she wasn't going annually, he would have taken her there personally. Don't have regrets. Knowledge is power, and there is so much good medicine now, breast cancer has fewer casualties than in the past.

Lastly, probably everyone reading this knows someone else with breast cancer. Call them, write a note, encourage them, pray for them. From a visit to my chiropractor this morning, I learned the whole body needs time to heal from the trauma of the surgery and treatment, maybe a year. So don't let up - keep us in your prayers.

The Eisenlauer Team are in the Des Moines Register today. The article is about a Pleasant Hill Blitz that was organzied by Bill Eisenlauer and Linda Westergaard. There was cooperation with about 30 Realtors with over 60 houses open over two weekends in March. Businesses in the community participated too, offering items for door prizes. Mayor Jason Dively helped promote the event. "It went so well that I think we're going to probably try to do it again in September sometime" said Dively. What makes a short sale?

You've probably heard the term in the news or around the office, but do you know what it is? A short sale is when the lender agrees to accept less than what is owed against the property. Why would they do this? The mortgage company is trying to avoid a foreclosure- which is costly and time-consuming. Usually, the homeowner will need to plea a hardship. Many situations could constitute a hardship, the market area has changed and the house cannot be sold for what it once appraised for, the sellers have lost their jobs and have fallen behind on payments. If the mortgage holder approves the sellers hardship, they may approve a sale that nets them less than the mortgage balance.

The difficult part for the buyer is; The time frame may not be "short" And, each bank has a different process, so its difficult to predict what the process will be. The neighborhood is also effected because these lower prices can lower the value of the neighborhood. The appraisers must use these lower sale prices when they do an appraisal.

On the up side, it keeps houses occupied - good for the neighborhood. Someone's getting a good deal on a great house.

The Year of the Icicle

Have you ever seen so many glorious icicles? It just makes me want to break one off to lick (like you did as a kid when you believed they were pure) and just knock the rest of them down. Why so many icicles? They are caused from heat escaping thru the roof and/or insufficient venting out of the attic. If you have had an unusual amount of icicles this year, you might want to have a contrator check your attic insulation and your roof vents this spring. What to do with them? According to the experts quoted in this Mason City news article, if there are no leaks, leave them alone. As tempting as it can be to knock them all off, this could put you in danger as well your gutters. And if you think icicles can't be dangerous... read this article from West Virginia. Man killed by falling icicle. And he was wearing a hard hat! So Beware. Enjoy the icicles while they're sparkling and let them melt away.

Sisterhood of Breast Cancer

I just completed 6 1/2 weeks of daily trips to Mercy hospital to receive radiation therapy. When I was told that would be my treatment - I thought "That's easy, its quick, painless, daily trips..bit of a hassle, but easy enough" Some of thoughts since then; Drive to the hospital, park, enter hospital, check in, wait to be called, undress and put on stylish robe, wait to be called, enter chilly room, lay on metal table, remove robe, wait for machine to be perfectly lined up and wait for the technicians to leave the room. (interesting detail, the door to the room is about 6" thick, you're the only one in there with the "rays".) Technicians come back, put robe back on, get dressed, leave hospital, find car and leave. On a good day - 30 minutes w/o drive time. Another complication- 6.5 weeks of the snowiest weather in recent history!

Majority of patients receiving radiation have breast cancer or prostrate cancer. Everyone is 1/2 undressed waiting- you get the picture? One day another woman said "Well after a few months of this, I can strip down anywhere, in front of anyone, anytime". That's where the sisterhood comes in. I understood. Knowing you have some of the strangest tan lines anyone could imagine. The juxtaposition of the technology of this huge machine and the simple rubber band they slip over your feet to keep you from crossing your legs. Knowing how fatiguing this intrusion on your normal routine really is. (Feeling thankful that I didn't have to drive from out of town.) Being grateful for the kindness of all the staff in this department - seriously an oasis in the hospital. Knowing that loose clothes and minimal "support" garments feel wonderful. Finding a salve or lotion that can soothe the blisters and burns.

This is all part of membership to the unwilling members of the sisterhood of breast cancer.

My family and friends, (not being part of this Sisterhood, cannot fully understand the experience) are celebrating the end of this adventure with me. Sincerely, Thank You.

Disaster or Oppotunity?

The Business Record ( Dec. 09) show that bankruptcy filings in the Southern District of Iowa have increased 20% from 2008 to 2009. In Polk county there were 944 bankruptcies filed in 2006. In Dec. of 09, 1,862 were filed in Polk County.

The website realtytrac says there were 7,284 new foreclosure filings in 2009. The newest Business Record has the latest statistics for Des Moines area foreclosures. Mortgages that were 90+ days delinquent in Dec. 09 - 5.04%. In Dec. 08, 3.35% were 90+ days delinquent. The foreclosure rate in the Des Moines area ( 1.71%) is higher than for the state of Iowa (2.04%), but lower than the national average (3.16%). Those figures are for Dec. 09.

These are startling statistics. But as Winston Churchill has been quoted - A pessimist sees the difficulty in every opportunity; an optimist sees the opportunity in every difficulty. We need to put on the rose-colored glasses and identify the opportunities. Mortgage companies and banks do NOT want to be landlords. These properties will get sold. Could one of them be your dream house? It might be a good time to investigate. You could qualify for an $8,000 or $6,500 tax credit. You could get a new mortgage with still low interest rates. You could shorten your mortgage to 15 years and gain equity quicker.

If you are in one of these dire situations, don't hide your head in the sand. Talk to professionals and see what solutions are available. Repeat, mortgage companies do NOT want to be landlords. Short sales can be worked out, deed in leau of foreclosure, loans retructured. Lets look for the Opportunities.

Des Moines - High National Ratings

Des Moines has received national notice as a great place to livem, work and to buy a home. MSN Real Estate ranked Des Moines as the number one "Most Liveable Bargain Market" in 2009. This magazine calles our fair city one of the best and most overlooked places to jump-start your career. It states that our "economy is solid, with a large number of well-paying jobs in the insurance, bioscience and agribusiness fields. Yet the median house price is just $150.000. That's a great endoresment!

Forbes magazine identified the top 100 "Best Bang-For-The-Buck" Cities in the U.S. They recognized Des Moines as No. 4 on this list (Omaha was No. 1). This magazine says "low unemployment, few vacancies and a promising home price forecast, the real estate market shows signs of robustness. That make it possible for budget-conscious buyer to get in the door." It also gives credit to a stable housing market, reasonable property taxes and easy commute to work. Robust - don't you love that adjective for our city?

What I've Learned From Cancer

Having breast cancer has been an unexpected learning experience. Here are some of the things I've learned.

Support comes from surprising places. Some people disappoint. More importantly, some people surprise. My son's basketball team showed their support by wearing pink socks and sweat bands at the first ball game (and they won). That also happened to be the day I had surgery.

More people are diagnosed now with breast cancer than in the past. Fewer people die from breast cancer than in the past.

Lumpectomy has been renamed Breast Conservation Surgery. (For whatever reason, that seems funny and peculiar to me.)

Cancer can be random, familial or genetic.

There is one lab in the country that does testing to see if cancer is genetic in your family. It's in Salt Lake City. Even though my sister and I were both diagnosed this year, it is not genetic in either of us.
It's possible to have breast cancer in other parts of your body!
You can have from 400-1000 lymph nodes in your body.

Surgery to remove lymph nodes can cause nerve damage. However, nerves will slowly regenerate over time!

Radiation treatment is now done in a matter of 2-3 minutes.

Thanks to my friends and family that have been so supportive through this "adventure". And thanks to the faithful who consistently pray for cancer patients.

Don't Stay Home This Weekend!

There are always SOOO many things to do- events to attend. I'm going to suggest a few things for this weekend.

In Pleasant Hill tomorrow - Grand Opening of Batter's Box, an indoor batting facility. From 10:00am - 2:00 pm there will be refreshments and an opportunity to try out your swing in their batter's box. Also a drawing for two tickets to the Iowa/Minnesota football game.

At the Pleasant Hill Youth Center in Doanes' Park there will be a vendor fair with benefits goint to Juvenile Diabetes. This will be a great time to shop early for Christmas gifts as well as bake sale items for immediate enjoyment. 50 gift baskets with different themes will also be for sale.

A friend of ours, Stephen Roney is opening a new tanning salon in the Drake area. Stephen and his girlfriend, both business students at Drake are planning Grand Opening activites for Sat. Nov.14. The spa is located next to the Starbucks - 1315 32nd St. and is called Sunsation Spa. Come by Sat. 9am - 8pm. for free tanning. They also offer Rejuvasun - light-therapy sessions.

Sunday at the Des Moines Social Club - 1408 Locust St. between 10:00-4:00 there will be a Green Gifts Fair. Another place to look for gifts for members on your receiving list. There will be items made from recycled sweaters, silverware, soap and more.

TAX CREDIT EXTENDED

Unfortunatley - these teams are spread far across the state so we are traveling to Harmony Iowa, 143 miles from Des Moines. We hoping to leave a little early and do a little Iowa exploring through some small Iowa towns. One not so small, and very interesting - Fairfield. We might have some organic foods, try a bit of leviatating to get in the mood for watching the Defenders kick butt at Harmony! It seems wrong for a team from "harmony" being too vicious! Breast Cancer Awareness Hits Home

October is Breast Cancer Awareness. It's hard to miss, most stores have displays of pink items for sale. It's been hard to ignore in my family. My sister was diagonsed with breast cancer in August and has been waging a tough battle through the treatments issued by her doctors. Of course she urged my to get my mammogram, and I did. Found out this week that I too have breast cancer. I'm grateful that the options for treatment have progressed to where they are, but there's still research to be done. Thanks to all the people who give to research and to the faithful people who pray for cancer patients.

The Junk Bonanza was fun. It was beautiful weather, we got their when the doors opened. It was at Cantebury Downs race track and the vendors filled a giant tent and two other large convention rooms. There was a lot of "up-cycled" items - old things used in new and creative ways and a lot of just Old Stuff. It was good to have a day away from the usual routines. The Eisenlauer boys had another good friday night at football. Dillon made the winning touchdown against Murray. Tonite Dillon is playing JV at Mormon Trail.

Cindy Zinzer did a great job organizing a quilting event for 50 women Fri. night and all day Sat.! Thanks Cindy. Good sewing, good food, good conversation, good massage therapists! Hope we do it again...and again!

Bill & I are going to Shakopee MN Wed/Thur for the Junk Bonanza! Looks like fun...don't really know what to expect, but I'm excited to go!

High school football season has begun! Last week was the season opener for Grandview Park Baptist School. The Eisenlauer boys dominated! One of the parents said they expected a sign to be posted in the endzone - Sold - Eisenlauer Team! John made 4 touchdowns, Dillon made one. Fox 17, KDSM has a special program on Friday nights at 11:00 pm. It is the 5th quarter and highlights high school football. The Fareway stores sponsors a student athlete of the week, and John Joseph is a student of the week tonite! Congrats JOHN!

We had a window of opportunity after baseball season ended and before football practice starts! So we took 3 days and enjoyed the Land of a Thousand Lakes. We stayed at Sakatah Bay in Waterville Minn. It was quiet and peaceful and good to get away! ( No fish were injured as a result of this get-away!)

There are always so many things to do in the Des Moines area. Saturday there was the Downtown Farmers Market, the Dam to Dam classic race, and a new monthly event, Market Day. After reading about the Market Day in the Register, I decided to check it out. First impression was WOW what a crowd. It's located in an old warehouse building, 118 SE 4, just south of Court Ave. There were people walking from the Farmers Market to the Market Day event. The Market Street Media Foundry houses some businesses, plus leases space to artists. They are hosting this once a month event that is described as Art Fair meets Flea Market! There was a nice assortment of handmade items and vintage treasures. It will be the last Saturday of the month through September. Worth a Visit. Another new upcoming event-The First Annual Lobster Feed. Fresh lobster flown in from Maine!

We went to Jeffrey Gitomer's seminar last Friday. He speaks to sales people about winning techniques. Two things I picked up on - using laughter and humor, and the sending of an email newsletter or "ezine". So I came back to the office and googled Des Moines ezine. You'll never guess what the top result of that search was... Association for Applied and Therapeutic Humor! Did you know there was such a group? Does anybody read ezines? I'm curious about both. There are links on the ezine to different articles. One is laughing more to burn calories, also pace while you're on the phone and gesture wildly while you talk! Isn't it good to know by spending more time on the phone you could loose weight? Now lower the thermostat and drink cold water and you're burning even more calories!

How many blondes does it take to change a light bulb? Blonde says, "Change it into what? Just buy a new lamp, silly"

The blonde woke up to find her house on fire...she dialed 911 and said "come quick my house is on fire"...the 911 operator said "how do we get there?"...the blonde said "on the red fire truck, duh...."

April Fool's Day Pranks...

Did you get tricked yesterday?? I love April Fool's Day, but some people let it slide by un-noticed and un-celebrated. Are you one of those? Or did you "punk" someone? I'd love to hear some good safe pranks. We sent out 400 letters about our new endeavor of raising rattlesnakes for fun and profit. We included an envelope of sample rattlesnake eggs. (Actually a very simple trick - a piece of wire,holding 2 rubberbands and a metal washer. The washer gets wound around, twisting the rubber band, when the envelope is opened the washer unwinds making a rattling sound against the paper envelope.) Seems innocent . We got one call from a very nervous person who had hurriedly put the "eggs" in her garbage tote, and was hopeful that the weather was cold enought that they wouldn't hatch before next Tue. when the garbage truck comes! My least favorite trick is when my boys put a rubberband around the sprayer hose in the kitchen sink. Of course - I'm the only one that uses it and gets a surprise shot of cold water front and center. I HATE it - and they think it's hysterical! What's your favorite prank?

Rant about new S.E. Polk High School

A computer guru told me I need to do online "rants". So here's my rant. About a month ago the Pleasant Hill Chamber members were offered a tour of the new South East Polk High School currently under construction. The place is Huge and Amazing! Top of the line, cutting edge everywhere. There is an automotive workshop, metal woking lab, woodworking shop all with the latest technology available. Each classroom is wired for the newest form of teaching gadgets - laptop can be projected on screen for the class, whole school announcements in each classroom, no blackboards, all white boards. The Cafeteria will have different "cafe" areas so you can get a plate lunch, salad bar, a la carte, whatever suits your current mood. The gym is outstanding! It can accomodate 6 basketball games at once, or house all the fans for one big play-off. Swimming pool for the ducky - everything state of the art. Except the lockers! These are high school kids, not grade school kids and the lockers are 4' x 12"x 12". I get the 4 foot height- they want adults to be able to see over the lockers to moniter a whole block of kids at once. But why 12" wide? The top ( and only shelf) is 12" x 12". The rest is open with a couple of hooks. I know what kids take to school - books, change of clothes, not to metion the stuff they left there yesterday, last week and the week before....how is all this going to fit into 12" x 12"x 4' hole???? It is inane that this provision is so inadequate. The other thing I would question is the very luxuriously and tastefully tiled bathrooms. I think bathrooms for teenagers should be stainless steel with a power hose and a drain in the floor. When they vacate, you can spray the whole thing down from top to bottom and let the dirt swirl down the drain. The tour guide's remark was "The theory is if we give them something nice, they'll take care of it". Wasn't that the theory of all the public housing projects all over the country?? And look how well they've been tended to.

So that's What's Bugging M.E....let me know what you think.

Tax Credit First Time Home Buyers

There are a lot of questions concerning the Tax Credit for first-time home buyers - signed into law 2/17/09. Here are some basic rules.
1.Buyer has to be a "first time" Buyer.

2.Buyers may not have owned a home for the past three years

3. Home was purchased by 01/01/09 thru 11/30/09.

4.Income limit restrictions are: $75,000 Singles and $150,000 Couples. Higher incomes will receive a partial credit.

5. Must live in the home for three years, or Buyer will be obligated to pay it back.

6.Credit is 10% of the home value or $8,000, whichever is less. Any purchase over $80,000 will be the $8,000 tax credit.

7.Buyers will claim the credit on their tax return

Any questions regarding the Tax Credit should be directed to the your CPA or Tax Accountant.

Christmas Shopping - Stocking Stuffers - Snacks -Movies

Do you do stocking stuffers?? I was doing last minute Christmas shopping today, mainly stocking stuffers. If you want to share some ideas, suggestions...would love to hear some of yours. I had a coupon for Borders. They were swamped, but very efficient with their checkout. Even tho there was a looong line of customers, the wait was surprisingly short.

Our family's favorite Christmas movie is the Christmas Story with Ralphie, the Red Rider B-B gun, the leg lamp delivered in the Fragile box, etc. Last year I was lucky enough to buy a leg lamp at Hope Ministries Thrift Store. My friend, Tina, does displays at Denny's Gift Den. She borrowed the leg lamp to display with the Dept. 56 village pieces from Christmas Story. She did a very innovative display. She found a 50's era T.V. set, with the convex glass, wood case - took the insides out and used it for a display for the village pieces. The picture above is of the display - not the best picture, you'll have to go to Denny's to see and appreciate the real thing.

Office Max had a few good stuffers for me. Learning Post is a favorite stop. I could browse there for hours. Naturally I found some good small items there.

If you like a bit of chocolate for someone special or other imported grocery items, try European Flavors at the intersection of 73rd and University (Sam's Club neighborhood). The owners are originally from Russia. They are very helpful and knowledgeable about their inventory. If you're not sure about an item, they are happy to offer a sample. Good sales people!

FROSTY SIGHTINGS

Frosty was in Olde Town Altoona with the Eisenlauer Team last Friday. He posed for pictures with children (and adults) while the rest of us were busy working. We served pumpkin bars and had a craft station set up. After the kids had their picture taken, they could decorate a frame for the picture and make an ornament. Wed. night Frosty showed up again at the Pleasant Hill HyVee. The Eisenlauer Team was scheduled to ring bells for Salvation Army. Frosty encouraged them in the cold weather and even led them in some songs while he was there. Let us know if you'd like Frosty to show up anywhere. We have a special line of communication with him. Bill, Bob, Pam & I went to Grandview Park school today. We timed our visit so we would be there during the high school lunch time. Bob had a Happy Birthday trophy for him, we tied helium balloons to it, took 50+ cupcakes and with the help of some students presented him with the trophy and sang Happy Birthday. HAPPY 15th DILLON!

New Sports Shop in Altoona

Bob and I went to a ribbon cutting on Thursday for a new shop in Altoona. It is L & K Sportscards & More, 827 17th Ave. SW, Altoona, Iowa. 515-967-5342. The shop is located in Younstville - the little stripmall on the west end of 8th St. It's the area that has a railroad car as part of a bar and the long-time home of Breadeaux. The store has all sorts of collector cards and items with your favorite pro and college teams (especially Iowa and Iowa State), as well as S.E. Polk shirts with their new logo. They are working hard to get Kyle Orton jerseys in...(without a lot of cooperation from Reebok). The owners, Laura & Kathy, also hope to have Kyle in for an autograph session. Glad to be Living in Des Moines

With all the bad national news - with the economy, weather etc. I am thankful I live in Des Moines Iowa. The real estate market here in Des Moines stays relatively stable, in spite of what is going on around the country. I was once told that it has to do with Des Moines having such a strong base of employers in the insurance industry vs. manufacturing type base. From the viewpoint of the Eisenlauer Team, the market is doing good. Our market activity gauged by phone calls, listing and sales - things are on the rebound. The flucuations here are always milder than on the East or West (Right or Left) Coasts. So give a big cheer for where we live and work. I even heard the price for an acre of farm land is up from $3,800 to $4,300. There are still more listings than buyers - so if you're thinking about a change - its a good time to sell or buy real estate in Polk County. It's State Fair time and we really need some pics of the strange and interesting folks you see at the fair. Do you have any? Send them and we'll post them (unless they are indecent). We didn't get to do a booth at the fair this year. Des Moines Area Association of Realtors has been doing a booth, but didn't this year because of a price increase. Eating Local

I recently received a request to answer a questionnaire about "buying in the golden circle", or buying from local vendors. So - in that regard we will be asking for you to post some of your favorite local businesses. This time - your favorite local place to eat. Anyone who knows the Eisnlauer family, knows that we love to eat at local ethnic "Mom & Pop diners". We even enjoy taco trailers! So the question is - Where is your local non-franchise place to eat?? (You can include a franchise if they are locally owned and operated and the owner is around to meet and greet customers.) Please reply with a post at the end of this so that others can get some ideas for new places to try.

I'm listing three of my favorites. El Salvador del Mundo is located at 2901 6th Ave. (south of Hull Ave). It has parking in the back of the building. Their specialty is papusas. They are handmade tortillas with filling of beans/cheese/ meat. They are served with a cabbage slaw and hot sauce. The owner is very personable and he welcomes newcomers.

Cafe Fusion is located at E 14th and University. It serves Thai food. My favorite is Vermicelli. It is sort of a salad - noodles on the bottom, then beansprouts, other veggies and fresh herbs. You can choose to have meat and/or egg roll to top it off. A small bowl of dressing is served with it. My sons enjoy the pad Thai. The best dessert - sweet sticky rice with fresh mango! It's DELISH!

Kin Folk Barbecue is located in a strip mall on 8th St. in Altoona (3160 8th St. S.W.) It's down-home cooking. To order you go through a cafeteria style line, choosing your meat and sides. Don't be afraid of a line - they serve quickly and efficiently. My favorite here is beef brisket and potato salad. The potato salad is better than homemade (because you're not making the mess at home!) For desert you can get a huge warm chocolate chip cookie topped with ice cream and chocolate syrup. They'll serve it with as many spoons as you have people. Definitely big enough to share with the family.

Grandview Park Defenders at Principal Park

The first thing when we got to Principal Park Monday night for the 6:00 game - we saw the grounds crew covering the infield. The wet weather was coming they reported, so instead of starting the game and having to stop, they would wait for the rain, and then begin. So after almost a 2-hour delay the game started. That long wait for already anxious players didn't help. The opposing team was North Sentral Kossuth. How good can a school be that can't spell central ?? Well - they were good! They beat the Grandview Defenders 12 - 2. But that certainly doesn't take away the achievement of making it to the State Tournament. Who knows...maybe it's the beginning of a tradition! Way to go Team! And Kudos to the coaches!
